Asbestos roof removal cost in South Africa
2026 prices, worked examples, what a compliant quote must include
Stripping and disposing of an asbestos roof costs R150 to R250 per m² in Gauteng. A 150 m² house is R22,500 to R37,500 to strip; with a new steel-sheeted roof the whole job lands at about R97,500 to R142,500. To price your own roof, draw it on our asbestos removal page and the quote comes up on screen.

Asbestos roof removal in Gauteng costs R150 to R250 per square metre for the strip-and-dispose work: hand removal, wrapping, transport and disposal at a licensed hazardous-waste landfill. The new roof is a separate line at R500 to R1,000 per m² installed, with corrugated or IBR steel sheeting at the low end and tiles at the high end.
Removal of more than 10 m² must be done by a Department of Employment and Labour registered asbestos contractor under the Asbestos Abatement Regulations, 2020. That is not a cost you can quote around; it is the floor.
| Cost item | What to budget |
|---|---|
| Removal and safe handlingWetting down, hand removal, wrapping and labelling, loading. This is the whole of a strip-only job. | R150 – R250 per m² |
| Disposal and permitsIncluded in the per-m² rate above on a Gauteng quote. Waste goes to the Holfontein hazardous-waste landfill near Springs; the tipping fee and the disposal certificate come back with the job. | Within the removal rate |
| Air monitoring and clearance certificateDone by an approved inspection authority. Required by regulation 22. | A separate line on the quote |
| Full replacement, new roofSteel sheeting at the low end, concrete or clay tile at the high end, installed. | R500 – R1,000 per m² |
| 150 m² house, all inStrip, dispose and re-roof in steel. | R97,500 – R142,500 |
| 500 m² warehouse, all inStrip, dispose and re-roof in IBR or Chromadek. Industrial sheeting runs to R900 per m² where height access is needed. Side-cladding and roof lights counted on site. | R325,000 – R575,000 |
These are our own Gauteng rates as at September 2026. They are not a fixed tariff, and no two quotes price the same job the same way — see the next section.
What does asbestos roof removal cost per m² in 2026?
Two numbers decide most of the invoice: the removal rate and the replacement rate. Everything else is a smaller line item that a compliant quote should show separately. The removal side is set out step by step in the asbestos roof removal process; the replacement side, steel against tile, is on asbestos roof replacement cost.
| Line item | Typical range |
|---|---|
| Strip and dispose asbestos sheetsWetting, hand removal, wrapping, labelling, transport, landfill fee, disposal certificate | R150 – R250 / m² |
| New roof, corrugated or IBR steel sheetingSheeting, fixings, flashings, labour; the economical end of the R500–R1,000 band | R500 – R700 / m² |
| New roof, concrete or clay tileTiles, battens, underlay, labour; needs a structure rated for the extra weight | R800 – R1,000 / m² |
| Asbestos gutters, downpipes, ridges, fasciasOften asbestos too; ask for them as a separate line so they are not missed | Per metre |
| Air monitoring and clearance certificateDone by an Approved Inspection Authority, required after Type 2 or 3 work (reg. 22) | Per job |
| Timber or purlin repairsRoofs from the 1960s to 1980s often need some structure work once the sheets are off | Only if found |
Sources for these bands are listed at the bottom of the page with their dates. Where a line has no rand figure it is because no reliable published Gauteng figure exists; a compliant quote will show it.
Worked example: a 150 m² house in Boksburg
A single-storey, three-bedroom house from the 1970s with corrugated asbestos-cement sheeting is the most common job on the East Rand. Roof area is bigger than floor area because of the pitch and the overhangs, so measure the roof, not the house. The roof size calculator works the area out from your address.
| Item | Low | High |
|---|---|---|
| Strip and dispose, 150 m² × R150–R250 | R22,500 | R37,500 |
| New steel-sheeted roof, 150 m² × R500–R700 | R75,000 | R105,000 |
| Strip only | R22,500 | R37,500 |
| Strip and replace | R97,500 | R142,500 |
The waste alone is about 2.3 tonnes: asbestos-cement sheeting weighs roughly 15 kg per m². That tonnage is why disposal is priced into the per-m² rate rather than added afterwards. Choosing tiles instead of sheeting pushes the replacement line towards R150,000 and may need the roof structure strengthened first.
Worked example: a 500 m² warehouse in Germiston
Industrial roofs on the East Rand are older, higher, and often carry asbestos side-cladding, gutters and ridge capping as well as the roof sheets. The per-m² rate is similar; the total is not.
| Item | Low | High |
|---|---|---|
| Strip and dispose, 500 m² × R150–R250 | R75,000 | R125,000 |
| New IBR or Chromadek roof, 500 m² × R500–R900 | R250,000 | R450,000 |
| Strip only | R75,000 | R125,000 |
| Strip and replace | R325,000 | R575,000 |
Add the items that industrial roofs usually carry: roof lights, side-cladding (also asbestos on many 1960s to 1980s buildings), and the cost of working around a business that keeps operating. About 7.5 tonnes of hazardous waste leaves the site. A 1,000 m² roof roughly doubles every line.
Why do asbestos roof removal quotes range from R100 to R600 per m²?
Because the quotes are not pricing the same job. Almost none of that spread is one contractor being dearer than another.
| What the rate covers | Typical per m² | How to spot it |
|---|---|---|
| Strip and dispose onlySheets come off, get wrapped, get taken to a licensed landfill. Your roof is open at the end. | R150 – R250 | The quote has a separate line, or no line at all, for the new roof. |
| Strip, dispose and re-roof in steelThe whole job, corrugated or IBR sheeting on the existing structure. | R650 – R950 | One number for everything, and the material is named. |
| Strip, dispose and re-roof in tileHeavier covering, and the roof structure sometimes needs work to carry it. | R950 – R1,250 | One number, tile named, possibly a line for trusses or battens. |
| Per sheet, not per m²Common on small jobs and outbuildings. A standard 3.0 m Big Six sheet covers roughly 2.4 m². | R400 – R600 per sheet | The quote counts sheets. Divide by 2.4 to compare with a per-m² rate. |
The four lines that move a quote most
- Is the new roof in or out? This is most of the R100-to-R600 spread on its own. A strip-only rate and an all-in rate are different jobs with the same unit.
- Transport to the landfill. Gauteng's licensed hazardous-waste site is on the East Rand. A Springs job barely carries it; a Roodepoort job carries it properly. Some contractors bury this in the per-m² rate, some show it.
- Air monitoring and the clearance certificate. Done by an approved inspection authority, as regulation 22 requires. If it is not on the quote, it has not been priced.
- Access. Scaffolding, a double storey, a roof you cannot walk on, or sheets that have to be carried out by hand instead of dropped.
How to compare two quotes properly
Ask both contractors the same question: what is your rate per m² to strip and dispose only, and what is your rate per m² for the new roof, as two separate numbers?
Once both are split that way, the gap between two Gauteng quotes is usually small. Before they are split, comparing them tells you nothing.
Then check the three things that should be on every quote whatever the price: the registration number of the contractor, the licensed disposal site the waste goes to, and the clearance certificate at the end.
A quote that is far below everyone else is usually missing disposal, monitoring or both — which is the part that makes the job legal.
How much does asbestos roof removal cost in Johannesburg?
The same band as the rest of Gauteng, with one line that moves.
Asbestos roof removal in Johannesburg costs R150 to R250 per m² to strip and dispose of, which puts a 150 m² house at R22,500 to R37,500, or R97,500 to R142,500 with a new steel roof. The per-m² band does not change between Johannesburg, the East Rand and Pretoria.
What changes is transport. The Class A hazardous-waste landfill the Gauteng trade uses for asbestos is EnviroServ’s Holfontein site near Springs in Ekurhuleni, so a job in Randburg, Sandton, Roodepoort or Soweto carries a longer haul than one in Boksburg or Benoni. Johannesburg Water’s own asbestos-pipe disposal tenders in July 2026 specify a licensed landfill site; the same rule applies to a roof, and a quote that cannot name the landfill is not a compliant quote. A compliant quote shows that haul as its own line instead of hiding it in the m² rate. Johannesburg quotes therefore tend to land in the middle to upper part of the band, and East Rand quotes at the lower end.

| Roof size | Strip and dispose | With new steel roof |
|---|---|---|
| 100 m² (small house or outbuilding) | R15,000 – R25,000 | R65,000 – R95,000 |
| 150 m² (three-bedroom house) | R22,500 – R37,500 | R97,500 – R142,500 |
| 200 m² (larger family house) | R30,000 – R50,000 | R130,000 – R190,000 |
| 300 m² (double-storey or house with garage block) | R45,000 – R75,000 | R195,000 – R285,000 |
Strip and dispose at R150 to R250 per m². The all-in column adds a steel-sheeted roof at the same per-m² rates as the 150 m² worked example above. Transport to the landfill, scaffolding and asbestos gutters are priced on site.
Prices outside Gauteng
The R150 to R250 per m² band on this page is Gauteng pricing. A roof anywhere else in South Africa is priced the same way, per square metre for the strip-and-dispose work, and one line moves more than any other: transport to the nearest landfill licensed for asbestos.
Under the national landfill norms (GN R636 of 2013, as amended by GN 5523 of 7 November 2024), asbestos waste may only be disposed of at a Class A landfill, or at a Class B landfill that the environmental authority has specifically approved for it. Gauteng jobs go to Holfontein near Springs and Cape Town jobs to Vissershok, where the City publishes its landfill rates per ton. The further a property is from the nearest licensed site, the bigger the transport line. The sites, province by province, are on where to dispose of asbestos in South Africa.
The quote tool on this site shows the Gauteng figure. For an address outside Gauteng, transport to the nearest licensed landfill is quoted after the site visit, as its own line, so you can see exactly what the distance adds.
What should a compliant quote include?
The Asbestos Abatement Regulations, 2020 (Government Gazette 43893, 10 November 2020) set the process. A quote that skips any of these is either non-compliant or hiding a cost.
- Registered contractor number. Removal above 10 m² is Type 2 asbestos work; removal that needs surface preparation is Type 3. Both require registration with the Department of Employment and Labour. Ask for the certificate.
- 7-day notification. The Department must be notified at least 7 days before asbestos work starts (regulation 10). No compliant contractor can start tomorrow.
- Written plan of work and risk assessment. Regulations 5 and 15. You co-sign the plan as the asbestos client.
- Wet, hand removal. Sheets are wetted and unbolted whole. No angle grinders, no drilling, no high-pressure cleaning: all release fibres and are prohibited.
- Wrapped, labelled waste. Every sheet is double-wrapped in heavy-duty plastic and labelled as asbestos before it leaves the roof (regulation 21).
- Licensed landfill and disposal certificate. Asbestos waste may only go to a landfill licensed for it under the Waste Act, 2008. The disposal certificate is your proof the waste did not end up in a veld.
- Air monitoring and clearance certificate. An Approved Inspection Authority monitors the air and issues the clearance certificate after Type 2 or 3 work (regulation 22). Keep it with the property's papers.
What moves the price up or down?
- Height and access. Double-storey, steep pitches or a tight stand add scaffolding or a hoist; budget 10 to 20% more on the removal line.
- Condition of the sheets. Brittle, weathered sheeting breaks during removal, which means more wrapping, more care and more time. Roofs that have been high-pressure cleaned in the past are the worst case.
- Distance to a licensed landfill. Gauteng's licensed hazardous-waste sites are concentrated on the East Rand, which is one reason Germiston, Boksburg and Springs quotes come in at the lower end of the band.
- Everything else that is asbestos. Gutters, downpipes, ridge capping, fascias, side-cladding and ceilings. A roof-only quote on a house with asbestos gutters is not a complete quote.
- Structure underneath. Rotten purlins or rafters are only visible once the sheets come off. A good quote states a rate for timber repairs in advance.
- Replacement material. Steel sheeting is the economical choice and matches the structure asbestos sheets sat on. Tiles weigh 3 to 4 times more per m² and may require strengthening.
Why remove rather than paint or cover it?
Three dated facts explain why replacement quotes have gone up in volume since 2022:
- On 9 November 2022 the Department of Employment and Labour instructed its inspectors not to allow the installation of solar panels or over-roofing sheets on existing asbestos roofs. If you want solar, the roof is replaced first. More on the solar-on-asbestos rule.
- Since 10 May 2022 (18 months after the 2020 regulations were gazetted), every building owner with employees on site must hold an asbestos inventory and a management plan with a phase-out date (regulations 3, 4 and 6) — the survey side of that duty is covered under asbestos inspections.
- Painting without surface preparation is permitted as Type 1 work, but it does not change what the roof is made of, does not stop the sheets weathering, and does not clear the roof for a solar installer, a buyer's inspector or an insurer.
Encapsulation paints are sold as a cheaper fix. They are a maintenance product, not a removal. A painted asbestos roof is still an asbestos roof in the inventory, and still off-limits for solar.
Can you remove an asbestos roof yourself?
Not a whole roof. Under regulation 1 of the Asbestos Abatement Regulations, 2020, removing less than 10 m² of asbestos cement, and not again on the same site within six months, is Type 1 work: it needs no registered contractor, but the regulations still require written notice to the Department of Employment and Labour at least seven days before (regulation 10), a risk assessment and a written safe work procedure (regulation 11), and they ban power tools (regulation 24). A single garage roof is already past 10 m².
Removing 10 m² or more is Type 2 work, and only a contractor registered with the Department for that type may do it (regulation 12). We don't recommend tackling even a small Type 1 job yourself: a sheet that cracks while it comes down releases fibres, and the household carries the exposure. For a roof, a registered contractor is the only legal route.
How much does it cost to remove a ceiling with asbestos?
Asbestos ceiling boards are priced after a site visit: there is no published per-m² figure we can stand behind, so we don't quote one. What sets the price is the area and the type of work. 10 m² or more of ceiling board is Type 2 work for a registered contractor; a sprayed or popcorn finish that tests positive is Type 3 work. Either way an approved inspection authority clears the area at the end.
If the roof is coming off too, do both in one job: one plan of work, one inspection authority and one clearance certificate instead of paying for each twice. More on asbestos ceiling boards.
Two things worth knowing before you compare quotes: asbestos roof sheets cannot be bought in South Africa, so any “matching sheet” on a quote is fibre cement, and every company quoting should appear on the Department’s register of asbestos contractors.
Questions people ask about asbestos roof prices
How much does it cost to remove an asbestos roof in South Africa?
In Gauteng, R150 to R250 per m² to strip and dispose of the sheets legally (September 2026), so a 150 m² house lands at R22,500 to R37,500. With a new steel roof fitted the all-in figure is R650 to R950 per m². What is national is what the price must include: a registered contractor, the 7-day notification, a disposal certificate from a licensed hazardous-waste landfill and a clearance certificate.
How much to remove asbestos from a roof per m²?
R150 to R250 per m² for strip-and-dispose in Gauteng. Below about R100 per m² the quote is normally missing disposal, air monitoring or both — the parts that make the job legal. Above R300 per m² for strip-only there should be a stated reason on the quote: difficult access, height, asbestos gutters and downpipes, or a very small roof where the fixed costs dominate.
Why do asbestos roof removal quotes vary so much in South Africa?
Because the quotes are not pricing the same job. A strip-and-dispose rate in Gauteng runs about R150 to R250 per m², while an all-in rate that includes a new steel roof runs about R650 to R950 per m² and a tiled roof R950 to R1,250. Some contractors also quote per sheet rather than per m². Ask every contractor for two separate numbers — strip and dispose, and the new roof — and the quotes become comparable.
How much does it cost to remove an asbestos roof in Johannesburg?
In Johannesburg and the rest of Gauteng, stripping and disposing of an asbestos roof costs R150 to R250 per m² in September 2026. A 150 m² single-storey house is R22,500 to R37,500 for removal alone. With a new steel-sheeted roof the full job is about R97,500 to R142,500.
Does the price include a new roof?
No. R150 to R250 per m² covers removal, wrapping, transport and disposal of the asbestos sheets. A new roof is quoted separately: Gauteng installers price a replacement roof at R500 to R1,000 per m² installed, with corrugated or IBR steel sheeting at the lower end and tiles at the upper end.
Can I remove asbestos roof sheets myself to save money?
Not a whole roof. Under the Asbestos Abatement Regulations, 2020, removing less than 10 m² of asbestos cement, not repeated on the same site within six months, is Type 1 work, which still needs 7 days’ written notice; anything more is Type 2 asbestos work and must be done by a registered asbestos contractor, with the Department of Employment and Labour notified 7 days before work starts. Licensed hazardous-waste landfills also refuse unwrapped, unlabelled asbestos.
Is it cheaper to paint or cover the asbestos roof instead?
Painting without surface preparation is allowed as Type 1 work and costs less in the short term, but the roof stays asbestos. Since 9 November 2022 the Department of Employment and Labour has instructed its inspectors not to allow solar panels or over-roofing sheets on existing asbestos roofs, and the 2020 regulations require building owners to plan a phase-out. Replacement is the only option that ends the problem.
How long does asbestos roof removal take?
For a 150 m² house, the removal itself is usually 1 to 2 days on site, plus a 7-day notification period before work can start and the clearance certificate afterwards. Fitting the new roof adds 2 to 4 days. A 500 m² warehouse roof is typically a 1 to 2 week programme.
What should a compliant asbestos removal quote include?
The contractor's Department of Employment and Labour registration as a Type 2 or Type 3 asbestos contractor, the 7-day notification, a written plan of work, wetting and hand removal (no power tools or high-pressure cleaning), sheets wrapped and labelled, disposal at a licensed hazardous-waste landfill with a disposal certificate, and an asbestos clearance certificate from an Approved Inspection Authority under regulation 22.
Quotes for asbestos roof removal in South Africa range from about R100 to R600 per m² because they price different jobs. In Gauteng, strip and dispose alone runs R150 to R250 per m²; an all-in job with a new steel roof runs R650 to R950 per m². A 150 m² house is R22,500 to R37,500 to strip, or R97,500 to R142,500 with a new steel roof. A 500 m² warehouse is R325,000 to R575,000 all in. A compliant quote names the registered contractor, the disposal site, air monitoring and the clearance certificate.
